Most of the fincas are not connected to main services, but this is not a problem.
Solar energy provides free electricity as long as the sun shines (and we have
about 320 days of sun per year). Most of the finca has cisternas (this is an
underground water storage tank) and the cost of water negligible. Butane Gas
is subsidised by the Spanish Government and is therefore also very inexpensive.
HOW TO ARRIVE
Most people coming to the area fly into Barcelona airport, which is approx 2
hours from Gandesa, and hire a car at the airport. This can be pre booked in
England. In the summer months you can also fly into Reus airport, which is only
30 minutes drive. Or why not take a short cruise to Santander or Bilbao and
drive through Spain.
HOW TO BUY A PROPERTY
Buying a property
in Spain is fairly easy once you know what you are doing. First find the property.
Whether you are looking for something to totally renovate, something habitable
while you extend or something ready to move into we have them all. You then
pay a 10% deposit to secure your purchase. Then the owner takes the escatura
(title deeds) to the notary who will carry out a thorough search on the property
checking to make sure among other things that there are no outstanding debts
registered. You then have 90 days to complete the purchase if you so wish but
it can all be settled in one week if everyone is agreeable. The deal is then
completed in the notary's office where everyone signs, you pay the balance and
you are given a nota simple. The property now belongs to you and in around 3
months you will receive the new escritura in your name. It's basically as simple
as that.
The total legal fees should not exceed 10% of the declared selling price.
